problem with building the new place is money - we keep applying for construction loans, and the declines are varied and impressive. We finally got one that said they'd do the loan, but only if we made a 100,000 down. Seriously, if I had 100,000 cash, I'd just pay the guys to come floor and frame!

well, we'd have had trouble building our home after the fire if our property hadn't significantly appreciated... after building the house the whole thing is worth about 1/3 less than the cost of construction plus the value of the land!

Yes, ruru -- I lost track for a while when I was in the teaching program, but was starting to reconnect. They were fun, and intelligent, and very kind. Well, Nut is still that way!

Yes, ruru -- I don't necessarily go out of my way to stay connected with people who are at a distance (I try, but my psyche just doesn't like phones and writing is laborious for me). So I work at being kind and very present for people who are with me in the moment.

yeah. they don't like loaning on anything over 20 acres, because they can't find comparable properties for their estimates or something. we have 29 acres.

so you'd think the easy solution to that would be to split the parcel, right? EXCEPT the county won't let you split to less than 20 acres in the area we are, because something something zoning something

So we could pay a couple thousand dollars to have it 'short-platted' into 20 and 9 acre parcels to get around the zoning thing, but that wouldn't guarantee us a loan with a reasonable down anyway, so seems like a waste of red tape and a couple thousand dollars.
